4TH GUEST SPEAKER ANNOUNCED MAJOR MAINTENANCE PROJECTS – Smart Strata | Body Corporate Management
4TH GUEST SPEAKER ANNOUNCED MAJOR MAINTENANCE PROJECTS
We’re pleased to introduce our fourth guest speaker for the upcoming Smart Strata Community Education Seminar Series — Mario Esera, Partner at HWLE Lawyers, who will be joining the panel to explore Major Strata Maintenance Projects and how to approach them with confidence.
When Major Maintenance Projects Lead to Disputes
While major maintenance projects are essential to protecting and maintaining buildings, they can also be a common source of disputes and challenges within strata communities.
Disagreements can arise around:
- The scope of works.
- Funding decisions and levies.
- Contractor performance.
- Interpretation and enforcement of by-laws.
- Compliance with legislative requirements.
Without clear processes and well-informed decision-making, major strata maintenance projects can quickly become difficult to manage, leading to delays, increased costs and strained relationships within the scheme.
Understanding Legal Risk in Major Maintenance Works
Mario brings extensive experience in body corporate law and dispute resolution, providing valuable insight into the legal and practical challenges that can arise throughout a project lifecycle.
At the seminar, Mario will share insights into:
- Who is responsible for making and enforcing decisions within a scheme.
- What common legal risks arise during major projects.
- When issues are likely to escalate into disputes.
- Why clear documentation and compliance are critical.
- How to minimise risk through proactive governance and communication.
These insights will help attendees better understand how to navigate complex situations and avoid common pitfalls.
A Practical, Real-World Perspective on Major Maintenance Projects
As with all sessions in the seminar series, the discussion will be grounded in real-world scenarios.
Using common examples—such as disputes relating to defects, contractor performance or levy decisions—the panel will explore how major strata maintenance projects can evolve and how challenges can be managed effectively.
Mario’s experience working across a wide range of stakeholders—including bodies corporate, lot owners, developers and managers—provides a balanced perspective on the legal and practical realities of strata living.
