What Is an Embedded Network?

An embedded network is a privately managed electricity network located within a building, apartment complex, retirement village, or commercial site. Instead of every apartment or tenancy connecting directly to a public electricity retailer, the entire property is supplied through one main connection to the National Electricity Market.

This main connection is known as the parent meter. Electricity is then distributed throughout the building using internal infrastructure, with separate meters measuring the usage of each apartment, tenancy, or common area.

In many cases, the embedded network is established during the development phase of the building. Once construction is complete, responsibility for the infrastructure may transfer to the Body Corporate or be managed by a specialist embedded network operator.

How Does It Work?

Under a traditional electricity setup, every resident chooses their own retailer and receives an individual bill directly from that provider. In an embedded network, the process is different.

The building operates under a single bulk energy agreement. Electricity — and sometimes services like hot water — is purchased centrally and distributed internally across the property. Residents are billed according to their individual usage, but the energy supply itself is managed collectively.

This arrangement can provide efficiencies for larger buildings because energy is often purchased at wholesale or negotiated bulk rates. Embedded networks can also simplify the integration of shared energy infrastructure such as solar systems, batteries, and electric vehicle charging stations.

What Residents Should Know

Living in an embedded network means you are part of a shared energy system. One of the biggest differences is that residents may have limited ability to choose their own electricity retailer. For this reason, it is important to understand:

• How energy pricing is calculated.
• What fees or service charges apply.
• What services are included in your bill.
• Whether pricing remains competitive compared to market offers.

Transparency is critical. Residents should have access to clear billing information and understand how the network is managed.

Why Body Corporates Need Strong Oversight

For Body Corporates and strata managers, effective oversight is essential. A well-managed embedded network can deliver long-term value, but poor contract management or unclear pricing structures can create dissatisfaction among residents.

Regular reviews of supplier agreements, competitive procurement processes, and transparent billing practices help ensure the network continues to benefit the building community. Good governance also supports compliance with changing energy regulations and consumer protections.
