STRATA MAJOR MAINTENANCE PROJECTS COMMUNITY EDUCATION SEMINARS
If you’re an owner, investor, committee member, or strata stakeholder in Queensland, and your community is facing Strata Major Maintenance Projects, these dates are for you.
Twice each year, Smart Strata proudly delivers Community Education Seminars across Queensland in partnership with Archers the Strata Professionals—bringing the strata community together to learn, ask questions, and gain practical guidance from experienced professionals and trusted suppliers.
In May/June 2026, we’re heading to five regions with a topic that speaks directly to one of the biggest pressure points for strata communities: Strata Major Maintenance Projects and Capital Works. Whether your scheme is facing repainting, roof works, concrete remediation, lift upgrades, waterproofing, or other significant projects, this series is designed to help you approach the process with clarity, confidence, and strong governance.
And if your scheme isn’t currently managed by Archers, this is a great opportunity to experience the kind of guidance, structure, and practical decision-support, in conjunction with industry specialist and project managers, that well-run strata communities rely on—especially when big projects and big dollars are involved.
This Series Topic
The Who, What, When, Why and How
From early discovery and planning, through tendering, funding and delivery, this seminar unpacks how strata schemes can proactively manage major works.
Using real-world case studies, our expert panel will explore governance, budgeting, contracts and project management—helping strata communities make confident, informed decisions at every stage.
Major maintenance projects are some of the most complex responsibilities faced in strata communities. Understanding the process is essential to manage risk, control costs, make informed decisions and protect the long-term interests of the scheme.
Why Strata Major Maintenance Projects Matter (Now More Than Ever)
Major works don’t just test the condition of a building—they test decision-making, communication, and governance.
Without a clear process, strata communities can find themselves dealing with:
- Escalating costs and budget blow-outs.
- Disagreement and frustration between owners.
- Delays due to unclear responsibilities and approvals.
- Incomplete scopes and inconsistent quotes.
- Disputes about quality, variations, and contract terms.
- Confusion over sinking funds, special levies, or loans.
This seminar series is designed to make the process easier to understand and easier to manage—so your community can move forward with confidence.
What You Will Learn
You’ll walk away with practical insights on:
- Who is responsible for identifying, monitoring and reporting building condition, and why early discovery is critical to avoiding reactive and costly major works.
- What should be considered when planning major projects, and when to review and update the Sinking Fund Forecast to reflect realistic timing and costs.
- When to engage project management support for major works, what funding options are available, and how payments, special levies and contract requirements are managed.
- How to approach different project types, tendering and contractor selection, who should be involved, and why transparent, arm’s-length processes matter.
What To Expect on the Day
These events are designed to be educational, practical and interactive—not overly technical or academic.
Each session will include:
- An expert-led discussion with a strong “real-world” focus.
- Opportunities to ask questions relevant to your scheme.
- Practical examples and common project scenarios (such as painting).
- Networking with peers and local suppliers.
- Canapés and beverages served, with great prizes to be won.

Frequently Asked Questions
What are strata major maintenance projects?
Strata major maintenance projects include repainting, roofing, remediation, lift upgrades and other significant capital works that require structured planning, funding approval and formal governance processes.
When should a strata scheme start planning major maintenance projects?
Ideally, planning should begin well before works become urgent. Regular building condition monitoring and periodic reviews of the Sinking Fund Forecast help strata communities anticipate future projects, budget realistically and avoid reactive, high-pressure decision-making.
