As the year draws to a close and workplaces prepare for the traditional two-week shutdown, something entirely predictable—but still always surprising—happens across the strata industry: the Christmas Rush.
Anyone who has worked in strata, legal, accounting, construction, real estate, or almost any professional services industry knows exactly what this looks like. Phones ring hot, inboxes overflow, expectations spike, and urgency seems to be the theme of the season. Owners, committees, contractors, and stakeholders all feel the pressure of the looming holiday period.
But why does it happen—and what can we do to make this time less stressful for everyone involved?
1. The Misconception of “Now or Never”
The idea that everything must be completed before offices close for the break is one of the biggest drivers of the seasonal surge.
There’s a perception that if a request isn’t processed before the break, life as we know it may come to a grinding halt. Emails labelled “URGENT” multiply. Quotes that have been sitting idle for months suddenly need approval. Maintenance that hasn’t been discussed since Easter becomes “critical”.
In reality, most matters can comfortably wait until early January without any negative impact. Emergency processes remain in place, and essential services do not simply stop because the office doors are locked for a few days.
2. Strata’s Unique Emotional Landscape
Unlike many industries, strata involves a personal connection—homes, investments, and people’s day-to-day living conditions. When you add the usual festive-season pressures such as financial stress, family commitments, and holiday plans, emotions can spike quickly.

Strata staff—whether managers, support teams, accounts, or reception—often find themselves navigating:
- Abusive or disrespectful phone calls.
- Emails written in frustration or anger.
- Unrealistic expectations about turnaround times.
- High volumes of last-minute requests.
- Pressure to perform miracles.
- Emotional labour above and beyond the usual workload.
This takes a toll. Behind every strata manager is a real person doing their best to help, often juggling hundreds of stakeholders and dozens of competing priorities.
It’s worth remembering that the person on the other end of the phone is not the cause of the problem—they’re the one doing their best to assist in solving it.

- Most issues are not emergencies.
